Opportunity:
Georgia-Pacific is one of the world's leading suppliers of tissue, pulp, paper, packaging, building products and related chemicals. With annual sales in excess of $25 billion, Georgia-Pacific employs more than 60,000 people at 400 facilities in the United States, Canada and 11 other countries. Georgia-Pacific sought to execute a large sale-leaseback as part of the sale of a 60 percent interest in its subsidiary, Unisource Worldwide, Inc., to Bain Capital, LLC.

Cardinal Solution:
By acquiring 38 distribution and warehouse facilities covering 5.1 million square feet in 26 states, Cardinal Capital provided $175 million of sale-leaseback proceeds. The transaction closed within 30 days to coincide with the sale of Unisource Worldwide, Inc.
